Why hire it only to swingers? That will be limiting your income somewhat. Assuming you would be charging, of course. Are you hoping to join in or will you be putting hidden cameras up? If not, what makes you different to a hotel?

You’d need to consider the costs of insurance, cleaners, laundry, someone available to unlock and lock up etc.

But if you’re looking for swinging partners and you’re happy to accommodate just put that on your profile.
