Industrial unit, poss meeting place

Hey everyone,
Just wanting some thoughts, I’ve a small industrial unit in Manchester that I’m currently renovating, I’ve no plans for it, it’s only small, think two rooms about the size of a medium living room.
Im thinking about maybe setting it out properly, decorating and furnishing it out so it looks amazing and using it as a my own private meeting place for meets, I’m mainly thinking GBs or other arranged meets, not for anyone to just use.
What would be everyone thoughts on that, would you meet at an industrial unit, or would that put people off. Im currently flat sharing so I’m easy bringing a single lady back, but a GB might be a bit awkward with the flat mates lol. |

If you had one near London I'd be asking to borrow it right now  We're currently on the look out for something like this for a 'game'

Some clubs I've seen are in more dodgy areas than an industrial estate!
Im sure that you can check out tge verifications and get the feel of people before.
Or even meet for a social. |

Not to be a spoil sport, but I have reservations. A fuck hut sounds good in principle but have you factored everything in?
Firstly, I’d check on what your unit can be used for with the landlord.
Next, I presume you know what other units in the area are used for. If it’s next to a girl guides’ hut, for example, it wouldn’t be a good idea.
Also you MAY have the VOA who have a record of units for rent (size, rateable value and purpose etc) to consider.
Again, sounds a good idea (you could rent it out - they have love hotels in Japan!) but possibly not if any of the above are obstacles.
Just offering a rational point of view.

True, but if I went to a club then it wouldn't just be just me and 1 other person around.

That is true they are. But they are at least established and licensed. The staff that work there are a big part of the nights and running a club. I feel safe in a club. I wouldn’t in some random unit on an industrial estate. |

Thanks for all the replies, just to clarify, I own the property, so no landlords or anything, its licences for light industrial (was a motorbike repair shop), it’s in the middle of an industrial unit, which is pretty quiet at night, but I’ve already been working in it, and about half a dozen businesses have asked what I’m doing with it, so I don’t think I could make it as incognito as I thought.
Thanks for the viewpoints though, but might just fix it up and see if I can rent it out vanilla style. |

Dear Mr Landlord,
I’m writing to you today in the formal capacity of requesting that the rental agreement for the premises that I have a current arrangement with you, be adjusted for the premises to be used for the sole purpose of GANGBANGS from here on out. This of course in strict accordance with local council restrictions on fuck huts in the area.
We have taken the privilege of informing the nearest Girl Guides unit that they will need to move premises within the next 30 days (maybe 14 days if my FB can get a day off work).

Plus op most places of this kind would need a licence which would go through council. The girl guides, the gymnastics club, the youth club, boxing club all given notice to quit. Police would also be on that decision for a licence |
