Sat here bewildered by lack of contact by real estate agent in Fuerteventura having flown over on their advice to commence an agreed purchase.
What are people's experiences (if any) of dealing with agents, banks and legal profession on the islands and in particular Fuerteventura.
We are in need of an early drink on a dull day in general

Get a good solicitor, give them power of attorney and they will deal with everything from purchase, transferring energy/water companies to your name, setting up direct debits for taxes and utilities, getting your NIE numbers etc. All relatively painless. You just have to set up a bank account, which you can do with your passports.

We used Fuerte law in Rosario, was about 5 years back, everything went smoothly, no issues at all, set up a bank account Sabadell, no issues arranged NIE again no issues, all on fuerteventura and all done within a couple of weeks... |

Thanks all for the great feedback and advice both in thread and by mail.
Sorted with appointments for both NIE and bank tomorrow.
And contacted a solicitor recommended also.
Fingers crossed all will eventually follow on from there.... eventually lol

Good job you're from Dublin. Things have got more complicated and more expensive for UK citizens as "third country" residents. But remember that unless you go for full residency and transfer all your tax liabilities to Spain you can only spend 180 days a year here (either taken altogether or spread throughout the year). |

My old man had an absolute nightmare in mallorca in the 80's despite speaking and reading Spanish fluently,lots of crooks and endless incomprehensible paperwork,he got shafted for his 5k deposit,might not seem a lot but WAS in the 80s. |

Surely you can only spend 90 days in any 180..?

In answer to the two posts above, citizens of the EU can spend up to 180 days in Spain without paying Spanish tax on their global income and wealth. More than that and all their tax must be paid in Spain. The 180 days can be taken at any time in the year. This was the same for UK citizens before Brexit. Now the British, like all "third country" nationals can only stay 90 days in any rolling 180 days.
Anybody owning a house but staying there for less than 180 days must pay "non residents tax" based on value of the property. |

Yea it would also appear that British residents are now subject to 24% tax on rental income vs 19% for eu residents.
Plus you cannot offset rental expenses against the 24% unlike eu residents.
But taxes paid in Spain can be offset against taxes paid in UK. But then that may be opening another can of worms.
All subtle changes for British residents but more costly at the end of the day!
Irregardless, the good weather and lifestyle still has it's attractions.
Anyway today we crossed a milestone...
Obtained NIE
Opened bank account and already set up for online banking
And a formal offer on a property pending acceptance.
All in all a good day regardless of offers falling through.
The ball is rolling albeit we're a few years away from worrying about how many days a year we can spend here |
