Birthday Bash - Location, location, location?!

Throwing this out into the forum for assistance please!!
Having a birthday bash weekend in April for my 40th and we are struggling to find somewhere that ticks all the boxes. Must be large enough to accommodate around 20 people overnight but also be suitable for a fairly major social & adult party.
Somewhere in central scotland would be preferred as we have friends joining us from Inverness to the Borders. Thought we had found the perfect place outside Dundee but it's fully booked. 
Large house/lodge with a jacuzzi and pool would be the perfect solution.
Anyone any ideas?

If your dates work out it might be possible to hire part of a university halls of residence during the Easter holidays. I can't promise a pool or a hot tub.
Another possibility might be to book an entire youth hostel from the Scottish Youth Hostels Association. I dunno what the arrangements would be about the usual staff you get there and you'd probably not get the pool etc.
Beyond that VisitScotland, whilst universally ridiculed in the industry, probably carries a listing of places that'd meet you criteria regarding size etc. |

Going to try VisitScotland now, biggest problem we're finding is that most of the larger houses carry staff. Don't think they'd appreciate a house full of swingers for the weekend!! There again maybe they would.  |

I've just emailed them for availability, what a fantastic place. We tried to get a Vegas lodge at Piper Dam in Dundee but they are booked out 9 months in advance. |
