1.5 Million Homes Not Happening

So Local Councils have told Angela Rayner her housebuilding targets are unrealistic and won't be met, which will come as no surprise to anyone familiar with either the planning process or the building industry.
Will Labour now address the real issue of increased demand on will this be another fail for Sir Kier ? |

* 21,600 social homes were either sold or demolished in 2021/22, while only 7,500 new social homes were built leading to a net loss of 14 100 social homes, net loss for 2023/2023 was 9,000.
* In the last decade, there has been a total net loss of 165,000 social homes (between 2012/13 and 2021/22).
* 1.29 million households in England are currently (March 2024 ons) stuck on waiting lists for a social home, a rise of 5% in the last two years.
In the face of this and the falling number of all tenure new home starts, fall in new home completions and reduced planning applications how on earth did Rayner think such a reversal of these trends was possible.
In addition, the guardian reports that that across the UK there were an estimated 290,000 first-time buyers in 2023. That would be down by a fifth compared with 2022, when the number reached 370,000, and the lowest since 2013, when the total was 260,000. The lowest in a decade. (1 Jan 2024)

Also, I wonder if these 1.5m new builds will come with associated improvements required to the sewer system to cope with all the extra waste and run off it will have to cope with? Instead of just dumping it in the nearest watercourse and blaming somebody else as usual. |

Rayner attended Avondale High School in Stockport. At age 16, she became pregnant, and left school without obtaining any qualifications. She later studied part-time at Stockport College, learning British Sign Language, and gaining a National Vocational Qualifications (NVQ) Level 2 in social care. (Wiki)

"We wouldn’t need such huge house building projects if we didn’t allow close to 1 million people into the country each year!!

I think many of those wouldn't be able to afford the cost of new housing!
Issue we have in this country is too many people needing social housing but not having enough of it so I don't see how building 1.5m new homes helps to alleviate this.
Private ownership has become out of reach for too many now. |

Absolutely it is. They’ve had years to establish the blueprint.

They did a lot of things to improve housing problems. |

Very true
And the previous Labour government had 13 years to reverse thatchers disasterous policies, and did sod all. Although the tories did build more social housing than Labour, who increased the number of private rented sector homes by 1.5million, a sixty percent increase from 97-2010 (2.5m to over 4m between 97-2010) |

You mean 'We wouldn’t need such huge house building projects if we *hadn't been allowing* close to 1 million people into the country each year.
If we stopped immigration tomorrow, we'd still need the huge house building projects, because those people from previous years are already here, and there just aren't enough houses for them.

Today it is 62%
There are now 3 million more tenants than 2001 |

Biodiversity net gain levy (effective Feb 2024) adds £1000 to a new home built on green belt
Next year the building safety levy adds (I’m told £3K) to the cost of all new homes.
Add the cost of social house building (50% of site) put on developers. This is why current new home starts are down 31%. |
