One accident on the M27 Wednesday lunchtime gridlocked the area. With the huge number of houses being built it might cure the house shortage but would create employment issues. I work 22 miles from home and the first 4 miles of that trip often takes 30 mins, an hour each way is not unusual, and thats with the other 18 miles being all motorway and dual carriageway. Welcome to the South East.

Only because most of the shit we're building is unaffordable to regular people.

Look at the massive developments in London - nothing is in the price range of working families or large enough for a proper family home.

There's plenty of brownbelt to build on but we'd rather sell it to landlords, foreign investors and dirty money.

The use of this country as a giant Monopoly board has contributed to the problems of supply we now have

It is all so simple.

Investers buy up land for development. They then only build when the price of housing is high as in that way they maximise profits. So they are never going to meet the market need as they would reduce their profit because housing prices would fall or stagnate whilst, at the same time, they would be depleting their land banks.

Government insists on a percentage of affordable housing. These properties are sold at a discount on their true open market value. However, developers do not take the hit on this subsidy, the poor sods that do are those buying the full priced houses when their price is inflated. Because the open market housing is inflated it pushes more people into the affordable home bracket and aggravates the situation.

In the far distant past local government built council houses. These were not sold but were rented out to the less well off. Because they never came on the market for sale (until Thatcher) it took the bottom layer of house hunters off the list and marginally reduced demand. Market forces still controlled the housing market but with reduced demand there was a little more competition on price.

Politicians will promise the Earth but, unless the Government build the houses themselves, they can do little more than ask their own political party paymasters to do what is contrary to their own best interests. So I regret the housing "crisis" is here to stay despite SKS and Sunak promising to solve it.

Of which 63% land allocated to farming, yet represented as 0.6% of gdp

This is interesting . So far I think has said that most new housing developments have to include a mixture of private and social housing ?

Now I have friends. Who rent and want to move house. Their problem is where they are. Houses , flats were built several years ago. A mixture of yes private and social housing. What has happened is the social housing side has not . In fact become worse . So the private housing is devalued . Which means also social housing side suffers ?

This means developers are not going to risk money if possibly they will be subject to court cases . If property buyers cannot sell their properties due to where they are. I have seen online there are case at present ongoing due to this?

Look at that development by the gunpowder works, or the new estate by the cemetery that used to be the Nova garden furniture factory before sitting idle for years. I wouldn't want to live opposite a cemetery but the land owners (and it's not all farmland) are businesses that will take the highest price for their asset when cashing out.
