A solid mortgage offer....."
Going to seek advice about that on Monday from a mortgage adviser as I don't have a clue.... |

Something in your budget...don't be swayed to go for something more expensive than you can afford to pay just because you can get a higher mortgage. Estate agents kept trying to push me to view houses that we're 10-15k more than I could afford the monthly mortgage payments for...kept claiming I couldn't get what I wanted for my budget, but I stuck to my guns and did x |

You'd be amazed what they try to get away with! Just take your time with it and make sure you get what's right for you. You'll know when you see the right house...it's a weird thing when you get there and you can see yourself living there! Maybe look a little bit out of your 'normal' area too because you might stumble across a gem...I moved out of the area I grew up in and am glad I did because I got more house for my money x |

You'd be amazed what they try to get away with! Just take your time with it and make sure you get what's right for you. I only bought pretty recently myself, and it was my first time, so I know what you're going through. I fell lucky with mine I think...only viewed about 15 houses...but it ticked all my boxes. Saw a couple of close runners and was trying to make them fit what I wanted, but then viewed mine and knew it was the right one. Maybe take a friend or family member with you...my Mum was really helpful and made me think about a couple of things I might not have done, like where the boiler was and the beading on the double glazing x |

Don't be tempted to save money buy getting a cheap survey. Pay top whack and make sure they inspect everything, and make sure your solicitor does a thorough land search too, as I got caught out on a house I bought a few years back that had an ancient right of access to the public running right through it. It didn't mean I had hordes of people trampling through my kitchen every weekend but it did cost me when I came to sell up to get it removed from the deeds. |

4 people with allotments have access rights over part of our drive, can be a bit of a pain but at least the last 20 yards are private |

It's true what they say about location, location, location.
Better to get a smaller place at a good location than a bigger one in a less desirable location.
When viewing the property, visit the area in various times of the day.
For flats, avoid the ground floor ones that is close to a communal front door.
I would avoid middle floor flats due to potential noise issues from the flats above and below.

Research, research and research.
the internet is great for it, I probably can't list the sites but there's info available for how long and at what price they've been marketed, ..
location (visit at different times you'd be surprised what changes... )
some mortgage offers only last 90 days beware !! ..
as somebody else has said get the best survey you can afford, anything they find take straight off the price ..
There's no rush .. loads out there definitely a buyers market..

Don't be put off by "shitholes" and try to see beyond the decor.
I gave my estate agent a very clear spec as to what I was looking for and when they advised me of one on the market that ticked all the boxes I was very excited.
The estate agent said she wasn't sure I would like it as it was in a terrible state and she was right but my sister in law had the same house layout so I was able to see beyond the decor and recognise the potential once it had been stripped back.
Due to the state of the house I managed to barter with the seller there and then and bagged a bargain. I then spent a month gutting it and putting my design to it and it turned out to be a gem.
As others have said, you will know when you find the right one, just don't let the decor put you off, it's easily fixed.

If it's a shit pit you can barter. So long as it's sound and solid you can work wonders with it. Just make sure the selling price reflects the work you need to do on it and that they take the shit with them when they leave! |

Work out exactly what you will need to spend every month (gas,lekkie, insurance ect) add exactly what you would like to spend every month (hairdresers, night out, subscriptions ect) deduct from yer monthly income, and know in advance the absolute max you can afford monthly on a mortgage. As mentioned above, they will try to convince you that you can go higher, but don't budge!
Find out if the area is safe from floods.
Don't take their word that the central heating works
Make sure the house faces the right way so you get plenty of daylight.
Make sure you know where the 'stop cock' is incase of a leak (still not found mine )
Make sure there is no 'Bind' in the garden.. it's virtually impossible to get rid of.
Can't think of anymore for now |
