Had a new shower fitted last week, landlord left me in charge of arranging the fitting, and he was going to pick up the tab. Now he’s refusing to pay the full price as he says it’s extortion, so my question is how much would you expect to pay for a shower fit?

Don't mess with the rent, pay it as normal, do not give the landlord ammo ......get the contractor to send the bill to the landlord, it's the landlords obligation for the upkeep of that property.......

There are so many variables it's difficult to say - for instance like for like replacement of an existing shower unit would be a lot different from installation of a whole new one - did it include a new shower cubicle etc etc

What you should have done of course is run the cost by the landlord before going ahead with the work which would have avoided the situation - but that's easy to say in retrospect.

All you can do now really is discuss with the landlord and come to a mutual agreement over the cost

so are you saying 180 is cheap? If we say 65 quid an hour for the plumber then if he had to pay a sparky to sign off?

Its usually the landlords responsibility to deal with repairs and maintenance. If he has instructed you to proceed and you have, then the bill his his to deal with even if he doesn't like it.

Stand your ground, do not offer to pay any part of it, depending on what your lease says, and leave the landlord and repairer to sort it out between them.

Then he should know......our family own 9 rentals we never charge tenants for work done....it's not their house or flat....first tell plumber stop contacting you that's first, tell him ring the landlord.....second the landlord can claim this work done back on tax....so what's his gripe.....and the price for 2 hours on a Sunday is cheap! If your still getting no joy go to citizen advice, but do not take money from rent to pay plumber, that's the worst thing you could do...

It’s the landlords responsibility and he gave you the green light to go ahead. He should be paying for the shower and it’s fitting.

He should pay the plumber directly and reimburse you for the shower unit. The two parties should be speaking directly and not through you

Keep all correspondence with the landlord on this matter including his agreement

However, do not pay less rent to compensate the out of pocket as that just puts you in trouble

Agree with above don't mess with the rent as you are leaving yourself open to being out of the contract agreement, it is up to you landlord to pay for maintenance to the property.

I was just putting rough prices together.

150 for shower but you said you brought it.

I was thinking 2hrs tops at 60ph for the plumber to fit and a bit chucked on top for sparkie to sign off.

But if the overall bill is only 180quid then I'd say that's about the going rate.

It's very unusual for a landlord to ask a tennant to sort any maintenance out as they don't know the cost, they can't claim against o expenses so looks like a tactic for them not to pay.

There's showers and there's showers. I fitted one recently; the rainfall head and down tube cost £180.00 and the WiFi shower unit and remote cost a further £600.00. As I'm not a plumber it took me a few days to fit (also had to fit a new 70 gallon water tank in the loft and a flange in the hot water tank to meet the system requirements. So I'd expect an expert just fitting the shower to take no more than a day; 7 hours @ £30.00 = £210.00. So, overall cost £990.00

It really depends on what they did - retro fitted a new unit or, like me, start from scratch and fitted a new unit, pipe work and electrics.

Also, as you've paid for it, you own it so it he doesn't stump up for it, take it with you when you leave. Lesson learnt should be to never accepted liability for your landlords contracted responsibilities.

Replaced the shower, a little bit of pipework and then had to sign it off so i dont think 180 is a bad price

Sorry OP, just seen this, £180 seems cheap for any job done by a plumber so it appears your landlord is acting unreasonable. Get some legal advice. You acted in good faith, you havent charged him for your services and the price seems appropriate for the work carried out.

Did you get this in writing? Why would he not agree to knock it off the rent?

Unfortunately I am not sure you will get that back after this.

Avoid using the phone at all costs. Registerd mail or if needed quickly then email.

You will be surprised how differently a landlord talks to you and what they agree to when they are putting it in writing

landlord is not responsible for the bill as he did not organise the fitting of it

as a last comment for the tenant if landlord is still refusing to pay, tell the fitter and allow the fitter in to collect his goods from the property

it would only be right if your refusing to pay and also the landlord is refusing to pay the bill

you should have not organised anything and really you should foot the bill

the landlord is doing the dirty by refusing to pay the full amount happens so often nowadays

so allow the fitter to collect his goods from the property

youd be the first to scream if you was out of pocket by dirty dealings

Also, the landlord and fitter can come to an arrangement if they get their hats on. They both know this is not your responsibility. Tell them to negotiate and come to an agreement and leave you out except in writing as others have advised.

Landlords and contractors are always negotiating as part of their job. It’s how the industry operates.

Hi mate yes i would, and i would happily let him in to have his materials back but as i brought the shower and am already out of pocket by my landlords actions to i dont feel its my fault

would i be right seen it so many times now

ive filled gas boilers do to tenants refusing to pay the bills as im only renting blah blah blah

so there newly fitted boilers have been foamed to destroy them

the price of refusing to pay for the bill and trying to pass the buck to the landlord

its tough luck bet you wouldnt want to be out of pocket for a 500+ boiler

Personally if it was me. I'd pay the plumber for his work. As I had asked him to come and do the job. I'd take it as a life lesson not to get involved in future and insist the landlord does what ever work if needed in the future. Then when I move out I'd take said shower with me and put the old one back in its place.

But I know it's not as easy as that when it comes to money and principles and responsibilities. Plus the added problem of the landlord holding any deposit you gave when you moved in. Hope it all works out for you OP.

alot of tenants are having work done with and without landlords consent.

then when it comes to paying the bill im just the tenant claim it off the landlord.

has been happening for years now

so many are going down the route you wont pay then we will take it back if not it will be destroyed

you might call me but i dont see you losing hundreds or thousands of pounds because a tenant or landlord wont pay for work thats being done

is the shower your own shower that you are having fitted ?

the previous shower was it faulty and in need of replacement ?

if was faulty did your landlord pay you back for the shower unit being fitted ?

why did you have a sunday hours fitting of the shower ?

if the fitter requested he fitted in on a sunday did you ask him if it was normal rate as the plumber was wanting it to be fitted at this time.

sorry I just cant understand why you had a shower unit fitted on a sunday when higher rates could be charged for on this day instead of having it fitted on week days

Yes it was my shower an I had it fitted on Sunday because the old shower had blown the prv 2 weeks previous, so I’d had to drag my stuff around to someone else’s house so was desperate to have a shower in my own home..

just to note once you fitted that shower it now belongs to your landlord when you leave.

unless your going to fit another and take yours with you

alternative is to fit the old one back on again as you leave the property

but thats up to you now

£350 - £400 ?? so are you saying 180 is cheap? If we say 65 quid an hour for the plumber then if he had to pay a sparky to sign off?

I was just putting rough prices together.

150 for shower but you said you brought it.

I was thinking 2hrs tops at 60ph for the plumber to fit and a bit chucked on top for sparkie to sign off.

But if the overall bill is only 180quid then I'd say that's about the going rate. "

payed £190 the other month to have mine fitted
