Planning permission?!

Strange place to ask but has anybody had any experience with building a summer house? I'm building one but think it might go over the 2.5 meter limit.
Not sure what happens if someone complains. Do I have take it down? |

Go to the planning office, and ask for a quick chat. They will often give you advice. Either not a chance, most likely if you put in plans, or confirm you don't need plans. I did in Stoke years ago, mine was a man in the local town hall that did a couple of hours every week as a drop in type thing. |

I haven't got plans, just doing it with whati think! I just don't want to spend loads of money having Windows and stuff to be told to take it down. I will look into that though. Thanks |

The idea is to ask informally, he didn't ask for my address. I took the photo of my house and garden, told him what I wanted, he said I didn't need planning permission, so no need for plans for an informal chat |

Don’t know if it’s the same in all counties "
Been online and stoke gov page says if it's within 2 meters of a border it can't be higher than 2 meters. I will only go a couple of inches over. And there's a slope on one side so it will be about 6 inches over one side! |

Not sure weather that's a joke or not but it needs be a certain hight to fit patio doors on. "

Depends on size, im building a extension on my house, ive gone out 10 meters and 14m meter across... and planning for a summer house/ bar.
i thought it would be declined on the extension.. it wasnt but was decined because of the summer house/bar hight. I had to make it lower then they passed it. |

I'm asking really what would happen if I just built it and got caught. Its going to be hard to build it under 2.5 meters of I want proper patio doors on. It will only go over an inch or two one side. And because of the slope. It will be over more the other?! |

If you have broken a planning law (look on the local council site as there will be a page explaining heights, closeness to boundary, etc) then if someone complains (can be anyone not just a neighbour) you will be asked to submit for retrospective planning permission. If that is turned down you will have to take it down.
Why would you not apply before if the rules say you need to? |

I thought it would easily be in the 2.5 meter limit. Built the base, then mesured up again and realised what I wanted to build will a little over. The house two doors down has a huge garage, must be 4 meters talk so would probably get permission. |

Unfortunately if it is ovwr it is over. It depends on your relationship with your neighbours and whether they will complain or if they sell the house whether the buyers will then complain. I think you have 10 years before the right to complain expires. |

Don't chance it! Speak to the Council first for advice.
What you don't want happening is to build it, only to find you have broken some aspect of local regs and you have to demolish it.
This can happen in some councils. |

OP, if you're outside the rules and not had a chat with the council then they might get annoyed if someone does complain. They could well tell you to pull it down. It's best to go and talk. |

Of course just because they complain doesn't mean you won't get permission it is just that a formal application will have to be made if it is over the height. Have you asked the neighbours what they think? |

Another thing is. Its only over because the bottom of my garden is sloping. So maybe I could just build up the ground till level and all sorted?!!? Maybe?? |

Not yet. Can't see they would mind because the other side has a huge garage in their garden that's way over the 2.5 meter limit. |

Some uninformed building, which has turned into disputes were simply down to new extensions being 1 inch out of alignment or encroaching / overlapping onto adjoining properties.
It's not worth the risk of alienating the neighbours or the local council for the sake of not checking first! |
