so near and yet so far.... |
Ok plumbing advice needed please, the cold tap in our bathroom can’t be turned off and is now running like a river.
The actual tap if turned off spins around and just as the water is a fast drip it then turns into a full flow in a micro turn...
I’m well aware it’s happened on a Friday... but I hate the thought of wasting water.. it was also highly annoying last night. |

Does it not have an inline service valve? Some don't but anything fitted the last couple of decades should. If it does then turn the little screw clockwise 90 degree's so the bit where you put the screwdriver is crossing the pipe. That will isolate the tap and stop the drip until you can get somebody out to repair the tap. |

Also, check underneath the sink on the tap feed pipe, there maybe an isolator valve fitted (normally, if metal, silver bodies, with a screw driver slot in the midle), if there is, turn the slot 90° so that it is horizontal to the pope.
This will isolate the pipe and stop the water flowing. You can then turn on your main water supplly (via the stop-cock) so you have water to your other gaps and appliances.
Once the tap has been isolated you can either replace the washers or fit a new one. |

This is the advice i'd give myself.
Find the stopcock. Turn the water off. Take the top of the tap off. Get the perished washer ( which is why I think your tap is failing ) or it could be a thread.
Take the washer to the plumber. Buy a replacement.
Put the new washer on. Turn on water.

Doubt it’s a washer if the tap is turning.
If you’re good at DIY. you tube it.
By a flexy pipe. Makes things easier to connect new taps.
Just out of interest. Why is landlord telling you to fix it? |

reads as your top cap is spinning around not the tap that is fitted
if your tap seat has dropped out you will have to reseat it before fitting the washer and then tap back together
pair of adjustable spanner give a sharp crack at side of spanner handle note not all taps come free and will round off the tap hex nut
but a few cracks will free them |

Crisis solved, bonus of being married is a man who can turn his hand to most things... washer replaced and new ones bought for when the tap goes again.... ahh looking forward to a drip free nights sleep....

"If you are replacing it every couple of months it will need the seat recutting if you any were near wellingborough I would quite happily pop round and sort it"
