Any honest Estate Agents house selling advice?

We have had our house on the market for 6 weeks & although we’ve had plenty of viewings, nobody’s made us an offer.

We’ve massively decluttered & done the odd bit of decorating but to no avail. Don’t think we can do much more ourselves but not best pleased with our agents & want some advice.

If we’re honest don’t think the buyers they are sending are great, one hadn’t seen our pictures, ( they were looking in the area & we were in their price bracket), one didn’t want a garden & ours is big!! When we ask who’s coming they say first time buyers & then cut the conversation dead, are we not supposed to know, or do they not know?

The only thing the agent has suggested is to drop the price by 10K, which would put us in a different search bracket, but do they care? 10K’s a lot of money to us but only £100 in commission to them!!

Were we duped did they over value our house just to get them on board only to tell us later to reduce the price for a quick sale?

While we appreciate it’s probably a quiet time to sell & people are nervous about Brexxit, what options do we have? We have signed up for sole agency rights, wait for it 26 weeks!!

Now although it says this in our contract it was not pointed out to us, but just know if we questioned them they would say otherwise, If we list if with another agent, our agent is entitled to their fee if the other one sells it correct?

If we remove the house from sale (may decide to rent it out & then rent ourselves) would that give us a break & in 20 weeks time we could remarket it with another agent?

Think they have us over a barrel particularly with the contract term, anybody care to offer any help? Thanks.

Not sure about the legal side of it and would probably be best to get legal advice or even consult the CAB on that - but ultimately you don't have to sell and could have changing circumstances so not sure how they could hold you to the 26 week thing if you said you were taking it off the market.

That said if you're not in a hurry to sell why not wait the 26 weeks and leave it on the market.

It does sound like they've possibly over valued it to get you on board though.

Have they given you any feedback as to why those that have viewed it weren't interested? Any estate agent worth their salt would be asking that question and it may give pointers as to what you can change other than the value.

Yes we have had scant feedback, one saying there was too much for them to do, but when we questioned that they couldn’t enlarge on that, our house is ready to move in, & is not a building site btw.
