Scottish widows but I wanted/have an offset mortgage and there are very few providers for those.

As said, find a decent advisor, you won't pay any fees as the mortgage lenders pay them commission.

We originally went with Santander who were the cheapest a few years ago.

After buying the house we borrowed and extra £5k on the mortgage to do some building work on it.

We’re just about to but our house up for sale and buy something bigger. borrowing £180k with a 10% deposit is coming in at around £482 per month repayment.

Leeds building society are cheaper though, we locked in with Santander for 5 years last year and it isn’t worth the penalty to get out of the contract, we wouldn’t save that with cheaper repayments over 4 years.

Try checking out some of the tiny 'never heard of them' building societies, if you've a decent equity stake and low income multiple then they're a lot cheaper both in upfront fees and lending rates.

Really, that's my bank and their fees used to be up to £2k!

I haven’t ever paid a fee for a mortgage product with HSBC, been with them quite a while now
