Couldn't agree more with what you say.

I need several jobs done and finding someone to do it is hard work.

As for web sites.... I had a dodgy gas fitter through one of those who was kicked off shortly after. Luckily I never used him.

Other times no one takes the job up. I've learned to do stuff ( badly ) myself. Time is an issue for me tho.

It so is,I have a leak when it rains heavily,but can't really locate where it's coming from whether it's the main roof or the flat roof.

I've sat in all day twice for people now,it was a flipping miracle just have someone actually say a day,then the buggers don't turn up. Half the time they're not taking any more work on,then they'll suggest someone else then they either don't reply or don't turn up.

It's bloody tiresome.

Now that's bad,I always go through a trusted trader website who hopefully do a half decent job,so how the hell did he get on there in the first place!

I have a few odd jobs that need doing as well and have managed to get a contact,but he's not cheap for the small jobs he's doing. I could try doing them myself but don't want to cock things up.

The trusted traders websites are no better than Yellow pages.

You have to pay to be on their lists as a tradesman and the reviews aren't always as they seem.

Check a trade, rated people , etc are a load of tripe . Customer post the job for free & the tradesman then buy the job doesn’t necessarily mean the person(s) are qualified to do the job the only winners are check a trade etc .

Finding a reputable builder / tradesperson can be difficult . Programs like 60 second make over & the such do the trade no favours at all just not reality. So my advice is to find a person (s)who has good recommendations local adverstiments then ask to look at his/her recent work ,or as I do with permission from my customers let them talk to each other so basically my customers verify me to other potential customers , a good trade person has nothing to hide

Some of us tradesmen are very reliable honest and consistent! I agree though that there is a lot of useless ones out there and it can be a minefield to find the right one, hope you get things sorted!

I am lucky that I have the most reliable people ever! one call they are here and if they are delayed they always call thats why his business has grown. Also always pay on time and if they do a great job tell them!

I checked the other guy out first on Facebook who didn't turn up he seemed well respected for his work,he's clearly bloody useless at turning up when he says he will though.

If they are fixing a leaky roof for say £200 but someone else phones them and says I need a bathroom/Kitchen fitting that's going to make them £1000 plus,

The smaller job will be put off for another day, Considering most people carry phones and they will rely on them to make their living, Its amazing how many times you have to call them or leave a message before they get back to you

We have someone for small jobs and someone for big jobs but it can take weeks to book the small jobs and months for the big jobs. They're busy.

I'm having trouble getting anyone to quote for a small asbestos removal job, though. I've been trying since mid January.

We don't want 'fun as well'. We want a tradesman who turns up and does his job. Longest feckin 3 years of my life finding 'tradesmen' when renovating this house. If they turned up, they would either leer at me, hint at sex, text me early offering breakfast in bed etc.

So you say. The vast majority of 'tradesmen' I was unfortunate to encounter, either took the work on, then tried their luck, or hinted at the 'alternative payment' they would be happy to accept. When cash was the only payment on offer, they didn't turn up. Worst 3 years of my life.

There are lots of Cowboys out there that may operate like this but I work with a lot of genuinely reliable, builders, sparkys, chippys, I'm a plumber/ gasman myself, 100% of my work is by recommendation and word of mouth. If I have a £1000 job come in it waits it's turn even if im only earning peanuts at that time. My customers respect me and I respect them !

Wish they were all like you!! I’ve given up getting my boiler serviced because of 3 different plumbers who didn’t turn up & then never answered the phone ... and one of them was booked for me by my builder ex-boyfriend who knew him!!!

all my work has been by recommendations only, Ive never had to advertise anywhere for work.

Due to that I do most of the building jobs out there, also car repairs as well.

last main job was recommended to heritage fitting steel beams, staircases and floors fitted.

got recommended too fit a full frontal steel beam for a full frontal bi folding patio doors.

Well I can tell so many stories about workmen !

For years I am battling with workmen.

I try and do a lot on my own but some things I have to admit , I am unable to.

I have developed anxiety each time I have to contact some workmen.

I feel safe now as I have a very big dog but in the past I have had all sort of proposals.

I think I need a permanent loyal Handyman but such a thing do not exist sadly .

Best way to find decent tradesman is recmendations from family , friends, trust a trader, my builder etc are just in it for money & don't care about tradesmen & ruining the industry.

CUstomers expecting to pay not much more than minimum wage for trades & expect it done next week! Luckily on reputation & recmendations already booked until autumn.

As for not answering the phone. If a tradesman turned up to do a job at your house, then spent half the day taking calls instead of doing said job. Would you be pissed off about that.

There should be a trusted customer page, having customers wanting to pay in instalments or asking if there is anything you can do to the amount after you’ve finished the work doesn’t help pay the bills or mortgage. I will do any job, big or small for regular customers but will be picky with new customers now. But bare in mind that a small job that might not take an hour might cost the tradesman 3 hours in time in time so there price might not be as cheap as your expecting.

There is no excuse for not turning up on time or at least making a phone call to pre warn or to rearrange a new time.

I hope you find someone to do your work for you without to much more wasted time.

Your opening a can of worms with a leaking flat roof, it's not as simple as changing a few roof tiles, has it been looked at before? How longs it been on? Could be leaking in so many different areas,even if you can see where the waters coming in underneath, doesn't necessarily mean it's coming from directly above. More than likely it won't be.

What you've tradesmans probably done there. Is said fuck that.

I've sat in all day twice for people now,it was a flipping miracle just have someone actually say a day,then the buggers don't turn up. Half the time they're not taking any more work on,then they'll suggest someone else then they either don't reply or don't turn up.

It's bloody tiresome.

Try running water from a hose up to the flat roof for an hour or so. If you then get the water come through then that's where your leak is. And if no leaks then it's coming from the main roof

This is half your problem, if it's the chimney, he'd probably be round asap, bit of pointing, renew some lead flashing. Easy job off a cat ladder.

If it is your flat roof, could take a day just to locate the problem, holes cut in ceilings inside.

Would you be happy just to pay for the initial inspection to see if it can be located? Or would that be just inspected. Worse case is someone's had a look at it before, done a bodge job, that's now failed causing more issues.

Sorry for been the bearer of bad news, but your tradesmans probably hoping your just going to loose hope in him showing up and go elsewhere.

Some people are just spineless cunts that will fob you off rather than taking on a job on they don't want or they don't know how to do it

We've had similar problems in the past, several times, but not with builders, our boys have they're own company! But they are so busy, we have to go on a waiting list, but they do turn up when they say they will!

Not long after moving into my house I had a burst water pipe that damaged my kitchen and back room ceiling/walls, Insurance job, Local building company came out,

I had the water pipe fixed by a mate,

Removal of old asbestos ceiling in kitchen, replace with new one, Patch up ceiling in back room and paint walls and ceiling, They also left a dehumidifier for a week drying out damp,

2 builders one painter for a week

I found out the next year the cost when I questioned my insurance going up by over £200

Over £8000 they charged the insurance company

Big companies are not always the best option

Well it's funny you should say that as I had someone look at the back chimney a few years back and he just stuck a mushroom thing over it and all appeared ok. A recent guy who did actually come out said the flashing looks ok,I'm awaiting his quote.

I actually want at least two quotes to compare though. I just don't want someone telling me a load of waffle or saying the flat roof needs replacing if that's not the issue.

Go straight for a roofer. Give 3 a call to get a quote, and let them know you are going to get a few qoutes, this way they will try and give you the best prices as they know other people will be intrested in the job.

Look for Roofers there are loads around. Plus a roofer will have seen your issue hundreds of times and will be easy job for them.

They either don't get back to me,or have too much work on and give me another contact then they either don't get back to me or when they do after arranging a day don't turn up without letting you know. Or they don't do flat roofs which may or may not be the problem.

Don't tar builders and contractors with the same brush. My grandad and dad's(may they rest in peace) firm were fucking amazing.

The firm before my dad died was around for 45 years.

Makes me laugh though that some people want a good job done cheap.

Nightmare trying to find a decent tradesman.

It so is,I have a leak when it rains heavily,but can't really locate where it's coming from whether it's the main roof or the flat roof.

I've sat in all day twice for people now,it was a flipping miracle just have someone actually say a day,then the buggers don't turn up. Half the time they're not taking any more work on,then they'll suggest someone else then they either don't reply or don't turn up.

It's bloody tiresome.

We always turn up. Half the problem is trades taking on to much work or anyone thats any good will be busy. The saying is if a trade has no work then there is a reason.... because they are shit.

Ive just fixed a new flat roof that was leaking in done by someone else, its taken 2 attempts to find the leak.

the flat roof is old but the new raised platform roof was built. Looked to be a nice job except for the leaks and to be honest not melted in enough on the torch on felt.

the edges of the torch on was plain lifting with just finger nails.

first part was tar the edges of old to new joints and seal up there edges that didnt stop the leak.

the next part was to torch on more felt to seal the new joint to old joint and this cured the leaks.

I’ll always tell a customer am or pm, not a time as you just don’t know with some plumbing jobs how long they’ll take. Not going to make it then the decency of a phone call at the very least. A happy customer is future work x

I'm sorry for all the cowboys but the industry is manic at the moment I've seen blokes who got sacked from labouring on site in a new van claiming to be a specialist builder ! Fucking takes the piss ! I'm in this for 20 years and never advertised always busy if their not recommend by three people don't waste your money . Rant over .!.! Oh and check a trade is for rough fuckers who can't get work through normal recommendations. Now rant over !!!

not much of a mess for 2 walls dropped, to then clean off bricks reuse in the rebuilding of the brick walls above and below steel beam.

however im also going back to that job, to build a patio area where all those bricks was.

There was no skip and no where else to stack anything.
