Been a member a while here, but pretty much inactive, but after a conversation at work, it prompted me to post on the forums.
My company runs caravan parks across the UK, and we are considering a swingers only park.
The 20+ acre park would possibly be based in the North (undecided), but in a rural private location near the coast, with a larger city/town a convenient drive away.
There would be touring / camping areas, and static caravans could be rented / bought / bought & sublet.
Anyone here feel that there is demand for such a park?

My opinion is that it would be better marketed as a naturist park for adults only with dedicated areas for sexual activity. That way if you just wanted to swim or sunbathe one day you would know you could without being approached. |

Yeah we'd be interested in that .
Hot tubs, a nice area for outdoor sex, an area for exhibitionists and voyeurs...the only snag for us would be distance. |

That's always a problem isn't it. You just need one reporter who claims its "in the public interest". I think there would need to be a strict camera and phone ban in public areas. |

Thanks for comment, and positive feedback - we would try to ensure privacy, remote location, and exclusivity as far as possible ... no signs, no advertising, just word of mouth customers. |

The UK weather will strictly limit it's interest unless there is a large spa/playroom facility indoors. If it was done right it could be a winner. Speculate to accumulate as they say. No tacky thrown together campsite efforts. |

Conversely that would probably both attract more press interest, they love revealing secrets and also doom it to fail as exclusivity = less paying customers.
I think the least notice would get paid to an adults only naturist park. With a camera ban marking play areas from naturist areas.
Increases potential market and still caters to swingers. As previous comment said center parcs is a swingers place if you arrange a group to be there at the same time, and keep it in the cabins. |

Swingfields was a very discreet event, yet somehow two national newspapers managed to snap pics and publish them. One paper didn't even blur the faces it's always a wonder how they find these out, are they on the site snooping, did someone inform the papers etc.
They claim it's in te public interest, yet the public forget the next day but family and friends don't. |

Our first thoughts are static caravans only for accommodation so they'll always be somewhere dry and warm. |

My first thought was that if you already have a successful business model, which presumably caters for families introducing a swinging holiday park may damage the existing brand.
In principle, I think it's a good idea, but your target market is a relatively small slice of the population so turning a good profit I imagine will be challenging, as others have said including naturists is a good idea, assuming they'd happily share their break with swingers?
But all that said, we'd definitely consider a break at something like this but we'd be more inclined to book if there were cabins as I'm not a huge fan of caravans.

The new site will be a different brand altogether, and indeed a totally different company.
We would be able to site log cabins on the site for purchase and/or rent if the idea was deemed to be worth a shot. |

You may be better considering a Holiday Park that has swingers weeks.
To put your eggs in one basket would not be a wise business plan but to develop swingers events around a vanilla core may reap more dividends. |

We think it's a great idea, superb.
We need a facility like this.
Agree with some of the other comments though.
Naturists who are really just Naturists tend to frown upon any sexual activity in their arenas as it can cause them issues with their cause to promote naturism.
You could try contacting the uk naturist organisation and running the idea past them, they hold events nationwide like at campsites but wouldn't mention swinging, you would loose their support
We suspect you would appeal to a wider audience if it were naturist.
If it did take off you could try and introduce limited swinging events, but consider the naturist angle as we said.
Just a thought hope it helps love the idea we have a campervan. |

As suggested above.... if you advertised as naturist then you might have problems with naturists not expecting it to also involve swinging. Also that in traditional naturist sites swinging is frowned upon.
So I would suggest it being almost a swingers resort...
I like the idea of log cabins and to include an indoor area for the bad weather would be Good idea. (Not forgetting we all love a good hot tub ) |

It's not just the caravans or cabins, we were suggesting a complete indoor area with pool spa and playrooms so you market it outside of the awful UK weather. |

I love the idea, but as someone else said youd need to keep the price similar to other parks nobody likes to be ripped off just for a gimmick. Also take into account what happened to swingfields the daily fail managed to ruin a good weekend because the papers like nothing more than making swingers sound sleezy.
Lastly be prepared for the locals to moan about perverts exposing themselves to children (it will be the campsites fault even if it's not) |

When I was on another swinging site they had a facility to set up groups. One of the biggest and most active groups was camping and caravan based. You could be onto a good idea there |
