I'm viewing a few flats over the next few days, has anyone got any recommendations on what to look for? Questions to ask?

I've done a lot of research so please don't just ask me to Google. I was wondering if there were things you've found useful or tips you wish someone would have told you or you wish you knew.

I'm not meeting at the moment but I also can't help but hope it's a rather lovely gentleman or lady showing me round and things get a little cheeky!

Ask about security, if there has been when was the burglary.

Visit at different times of day if possible

Check crime logs for the area and visit after dark

If in a block find out who lives above and if the floors are carpeted.

Kids or ppl that wear there shoes all the time on wooden floors would drive you mad if living above.

Are the bills included, if not how much extra a month will they cost.

The cost of the council tax

Is it furnished or unfurnished

Any flat mates.. meet them see if you like them

Parking

Gardens/communal areas - depends what ur looking for. I like low maintenance so I don't have a garden I have a car park lol.

Have a look at the windows for damp

Storage spaces

Ask to see the epc (energy performance certificate.)

It is a legal requirement for any property that is up for sale or rent. It will give you some idea of how warm the home will be in winter and if your heating bills will be expensive. The ratings go from A - most energy efficient to G - least energy efficient.

I've lived in rented property that has very poor heating that cost a fortune to run (electric storage heaters) and didn't work effectively.

Visit the neighbours to see what the area is like if you don't know for yourself.

Look for electrical sockets to make sure there are plenty.

How noisy is it? E.g. can you hear the neighbours talking.

How close to local shops, bus stops.

Ask how much groud rent is.. and if you have to contribute towards major repairs or is it included in ground rent.

Check the lease on property to see how long it is. (If lease hold.. you dont want to move in and find out the demolishing flat in a years time)
