Does anyone on here live In a new build home? Specifically in the north east?

My last two homes have both been new builds (at the time!) but not in the NE. So I can sort of half say 'yes'

i am in one, but north west here. can honestly say this house is shit.

few yrs after moving in the water boiler had rusted away and flooded my home, i lost everything downstairs, had to move out for 6 weeks while they repaired everything -this incurred extra council tax charges.

then the bathroom floor just rotted away. needed replacing but we could stay here so it cost us nothing this time.

house smells mouldy/musty as they are not well ventilated (to keep in heat i presume) but you need to keep the windows open all year round to prevent this (loss of heat anyway).

condensation can be so bad i thought we had a leak from the roof, it was just condensation causing wall damp.

gutters seem to come away fron the wall easily as well and have needed fixing twice since i've been here.

and i can buy this house for £40,000 if i wanted to but i don't want. only good thing about it is i haven't really needed to put the heating on in winter, so saved money there, but after losing all my stuff i've probably saved nothing overall.

I just bought a new build in the north west.

Quality is good few little snags (paint mostly).

Builder had a fairly unique nice light an open plan and they've fitted decent quality stuff inside for kitchen etc.

Central heating is very nice 2 zone atm (upstairs/downstairs) but looking at it the honey well system could be expanded into each room being it's own zone with electronic thermo tronic valves.

But £££ so can wait

Oo I know the snowflake one its anti frost mode.

Keeps the pipes at 9C minimum to prevent water freezing in the pipe
