We've often discussed this. We would have a country house venue with huge grounds. There would be a wooded area, an area with derelict type buildings and outbuildings, an indoor and outdoor pool and hot tubs. Inside would have a strictly social area and then rooms to cater for every taste.

A good website!!! Some of the venues have the most atrocious sites- how in this day and age!!
It would be cool if guests/usernames could do a "I'm there tonight" on said website. Everybody always wonders, is it busy, who's going, couples, singles, etc |

Big orgy bed, with a mirrored ceiling with a two way mirror so you had a viewing gallery looking down from the floor above. Then smaller rooms surrounding that with two way mirrors looking in. Basically one big viewing area for the bulk of the play areas. |

I was discussing this with a girl in amours a few weeks back, and this is the conclusion we came to.
1. After people finish playing in a room, staff are there to reset it and do a turndown service.
2. Membership needs to be approved by a committee. You could have non members nights once a week/month but mostly people would have to be approved.
3 Decor to be elegant and not seedy
4 A licensced bar
5 Dress down in play rooms only
6 Power nights for each gender and sexual orientation. For example I dont know anywhere that does a CFNM night

In reality I would have a manager, only like being sociable when I want to be...
But if I ran a club I would be looking at party games that would get people talking to each other early in the evening. break the ice then let them alone to do what they want. |

Every event invite & accept different people to attend, once established rotate regulars to come to 1 in 3 events so to avoid a clique building up at the event.
Actually be a host, walk around and talk to people, introduce people to each other etc |

I think I would start looking at current clubs and take the best part of them
So amazing jacuzzi of chams and round bed
Swimming pool, cinema and doungeon of abfabs
Orgy bed of amours and games
I would look at location, as it would have to be somewhere accessible but not overan with people. One off membership fees, with a relatively priced evening.
For during the week, have a regular couples only, and maybe a bi weekly kink event
In terms of evenings I would for weekends look at alternate couples / mixed nights
