The right lodger can be amazing.... The wrong lodger can be uncomfortable... It's all in the recruitment...
As for your boiler, try take out a manufacturer approved warranty. They will sometimes sign u up for 12 months if the part that's broken is included.. Happened to me when I was a bit skint. Ended up paying £25 a month for a year, but had a working boiler the next day.. |

A lot of plumbers like to supply and fit a boiler as it yeilds greater profit, but if you can get a heating engineer on labour only for installation you can save a fortune. I recently bought a mid range boiler from screwfix(excuse pun) for £500 and £200 for installation. Sorry for going off on tangent from your original question... just letting you know it dosent have to cost thousands to replace x |

I have two awesome lodgers now, but have had duff ones too. Just give rhe duff ones notice to leave once you realise they're duff
Needed them to pay the mortgage. .. sigh. Still they can feed the cats when im away at events;) |

Dont bother not worth the hassle and they wont treat your property with respect.
Give it a miss and think of something else to bring in some more money.

I lodge!! I've lived in four different houses over the years (once for three months five years ago, had my own bathroom and mostly stayed in my room) two were last year, first one was fine but wanted out quick from my family home and took the first place I saw, very hippy place but had to leave as too expensive after my hours were cut at work, the second she found out she was pregnant as I moved in and decided after four months she wanted the room back.
The room I have now is big, double bed, live with a single last my age with two dogs, we appear to be getting on well and I'm quite happy to help around the house.
