Ok so not a particularly fab related post but here goes. After 4 years and working two jobs for the most part, I'm at the final push of savings. I'm _iewing a house tomorrow which looks lovely.
Dilemma is, I cant complete until January as savings tied in until Dec 31st. So do I explain this so vendors know, which may put them off accepting an offer (if I was to maje one) or shall I keep quiet? House been on market for a week and not sure what their position is. Rach x |

Both times when I've bought houses it's ended up taking about 3 months to complete anyway, as all the legal stuff churns along. Maybe try to suss them out in terms of whether they're looking for a quick sale?
And good luck, it's a great feeling when you've finally saved enough |

It feels amazing and I'm chuffed lol. Ive spoken to estate agent but women I spoke to wasn't sure as a new client. Said to check with agent who shows me around. I'm hoping their not in a rush as I've got a good feeling about it thanks too xx |

I would find out what their position is and remember you haven't _iewed it yet.
It's a very exciting time and you're very close to being able to call somewhere your home but don't rush in and necessarily go for the first place - your perfect home will come.
The fact that you are chain free will definitely act in your favour and house purchases aren't quick. Good luck with the _iewing tomorrow and let us know how it goes |

I'd feel the same but if it's the difference between securing or losing the house it might be worth consideration.

Sound them out first, if they not in a huge rush or they are part of an upward chain it might be fine. Your looking at around 8 weeks if there's no chain and all goes smoothly so if your in a chain you could be in the ball park for your time frame anyway |

Most sales take about 3 months unlease. Its a cash buyer coming in. Ive just pulled out 6 month after agreeing to buy. Due to legal issues unresovlable. But as we have a buyer bless them. They been waiting 6 months to get in. I found that people are all different and different circumstances. Best to say when looking to complete. Im like can complete 28 days no survey mort or searches. Cause i just wanna move now. Ive lost purchases due to legal, surveys, being out bid, being in to good a position tomove. People with morals that just agree a sale and wont take more money. I offered one £30000. About 15% Over the asking price and they didnt even reply. Just be honest is best. |

There might be a chain in front of you. Make your agent do as much of the work as possible for you. Good luck |

Not a single house in price range interested in at mo. 1 just over budget so trying to borrow 10k before _iew sat. Not easy lol everyone seems to live hand to mouth. A friend tried a loan for me but was rejected |

Just be honest. You cannot guarantee that they are the same but no one appreciates being pissed around and no one expects to complete in less than two or three months. |

I would say to have an honest chat with the agent or vendor direct if possible.
I offered on a place at the end of August and I'm just about to exchange contracts this week, so they don't all take months. You never know the vendor's situation. They might need to find another place, in which case this could take months and would suit you fine. |

"We are moving on Wednesday, we accepted our buyers offer in May. I wouldn't expect to move much before January if I had an offer accepted next week so I reckon you'll be fine."

Well the _iewing today was a tad disapointing so wont be thinking of making an offer. Another to look at Saturday. Its quite exciting but more nervous excitement at this stage. Has anyone who has commented about moving soon, gone through a stress test with their mortgage application? Xx |

Im stuck with my mortgage as 1 its interest only and 2 i dont earn enough anymore lol. Id never pass that test either lol. |

I did, and the whole application process wasn't nearly as bad as I expected, even though it was just after the rules changed last year. It's mainly just about making sure you're not over stretching yourself, and a good mortgage broker would guide you through it and make sure you're only applying for things you're likely to be accepted for. |
