I'm no gamer but I always think 'not actual game footage' is a but if a rip off and misrepresentation! But all game ads do it so I guess the gamers are ok with it?

Why DO they do that in the ads? I've never seen a game so I have no idea of the difference.

They are normally (although not always) cut scenes which are rendered video of the story.
