Landlords are required by law to have a gas safe certificate on a property issued annually.

But what of the electric supply.What legal requirements, if any are there ?

No legal requirement but you'll be held liable if things go wrong unless it can be shown tenant misused the supply.

The landlord has to get it tested every time they have a new tenant in the property

Electrical testing is different and requires testing less frequently however on our properties we have a test done each time there is some work carried out I cant remember exactly what its called as George takes care of that I think it is a minor works certificate can find out from our electrician and let you know if you like . Chloe

There insurance company may also insist under their terms and conditions that the mains electrics are tested at least every 5 years.

best practice to at least have it inspected by electrician to make sure safe and issue certificate for your own due diligence

Think you mean PAT test? That stands for portable appliance test & is only applicable for portable appliances

We don't routinely have our properties inspected for electrical safety but any new work must be carried out & certificated by a suitably qualified electrician.

This probably is not the brst place to seek advice on issues like this given there may be legal ramifications. Most of what is written in these forums is misinformed nonsense. And I speak for our own posts when saying that.

I'm sure you've already been here, but:

Is a good starting point, unfortunately they don't have hard and fast rules relating to electricity. But there are guidelines, I found the fire safety officer was very helpful in deciding what we needed to do. Also you'd insurance cover may set guidelines.
