regional house prices

We are just watching Homes under the Hammer. It never ceases to amaze me how cheap some homes are in different parts of the country. They've just done one in Sunderland valued at 50k. Seen some in Wales at 40k.
In my town average prices are about 200-250k. What sort of price are houses in your area? |

There is massive variances here from town to town. About 5 miles from us is Newton Abbot and prices are probably 50k less. |

Half a mill in my village, but York itself is a bit high on house prices. My Leeds based friend has a lovely two bedroom house with basement and garden worth £90k. In York it would probably go for £300k. |

You can pick up some bargains in Manchester £250,000 woul bye you something very very nice you southerners must be rich to afford houses down there I've got a card board box if you want to rent it , give you a good deal on it |

A mate of mine back in London bought a 2 bed flat 3 years ago for 320k, I couldnt believe it when he just sold it for 550k to a couple in their 20s. Complete madness! |

Quite expensive here, but as others have mentioned if you go a few miles that way, the house prices drop, go a few miles the other way and they increase |

Don't trust the valuations of estate agents. I inherited my mum's house along with my brother. I decided to buy his half. We got three different valuations which ranged between 180,000 to 185,000. Both of us agreed that this was a ridiculous amount for a small 2 bed semi which was in need of some serious refurbishment including a new kitchen.
The house next door which had been refurbished sold for 135,000.
When asked about this wild discrepancy one of the estate agents admitted that it was normal to inflate the price in the hope of getting a higher offer.
Another house in the street has been on the market 3 times in as many years for 185,000 and never sold.

Estate agents are only after commission
I had a house valued
Not in a good area but not too bad either
3bed semi ranged from £135 ,000 to £155,000
We went for middle at £145,000 because we thought it was too high at £155
It went for £142,000 in a rising market
Supply and demand I'm afraid .
But if they say its worth £155,000
Your disappointed if it sells for less |

I have panoramic views of the sea. We bought it just before Xmas. It was on for 294k. I refused to go over the Stamp Duty threshold and managed to get it for bang on 250k. |

It's crazy here, but there are variances. 3 bedroom semis are £200k -£250k plus.
I looked recently at a 4 bed in a village I like, then saw the price tag £600k ! |

My good sized 2 bed terrace within walking distance of the Duddon Estuary cost me £15k in 2000 and would probably be valued at around £70k today...Drive inland to Ambleside or Windermere (about 40 minutes away) and it'd be a damn sight dearer! |

Stoke city council were selling off some old boarded up run down council houses for a quid at auction.
Some people bought them for £1 and done them up (not sure how much they would have had to spend on refurbishment costs though?) |

My mate is selling a 4 bedroom house with 2 bathrooms, 2 car garage decent size garden and paved drive for £165k. It is in Merseyside, in Brighton I would hate to think how expensive that would be. |

I could afford that if I sold my two bed flat (one of the bedrooms is a box room, used for storage). I would have enough to live on for a good few years too.
The one bed next door sold for £320k. This is not the rich end of London.

Here in Guernsey it all depends on if your local or not as there is an open market for non locals and a local market for locals
Local market average price is £450k for 3bed
Open market average is over £900k for a three bed.
I have a 3bed with a 1bed wing and it cost £620k three years ago.and that is local market |
