You could aways , invite offers from venture capitalists to submit tenders where they fund the risk of developing the property on a shared profit basis where you are a sleeping partner and any resultant increase in the property value from development yields a 50/50 return to both parties..

With a bit of thought I reckon you have the makings of at least half a dozen tv programmes here - more if you don't mind incorporating a site accident requiring William Wales to arrive by helicopter and take the victim to A&E at King's College Hospital. |

There are a huge amount of variables and we don't know enough to answer really.
Do you have to pay inheritance tax on it? Can you afford to pay it, if so, without selling. Can you remortgage to cover inheritance tax?
Do you already own a property?
Can you rent it as is? I would be tempted to rent it out, save the rent until you have enough to cover any repairs that may come up. Think roof or boiler which could run into thousands.
You then have a 2nd income. It could be helpful as part of a pension plan. With time it's value will increase and could then be sold in future if something comes up. |

You won t have to pay inheritance tax, thats liable by the estate if the total estate is valued I think in excess of £275.000 , if you sell it you re likely to be liable for capital gains tax, I think the total allowance is about £12,000 per year, I m pretty certain if its your main residence for more than 6 months you ll not need to pay this,
