not far from iceland,,,,,, tescos is nearer though :-) (near leeds)

I ve a house for sale at the minute, its been on the market for about 3 months I ve had a couple of viewings early on in its listing, nothing since,,

So suggestions or advice,

anyone sold their own house,? Was it easy / did it work,

We got told by one agent to have a pot of coffee made before the people come to view also turn on some lights to make the place look brighter.

clean nice smelling.and price it properly,not what the estate agent says

Houses really don't sell that easily these days...make sure the price you are asking for reflects what similar properties have gone for in your area.

Create the illusion of more space when selling your property by sawing all the legs off your furniture and employing a dwarf estate agent to show buyers around.

Thanks for the advice guys ,, I should have said the house is empty it s a house I rented out, decor etc all neutral, price about right giving me some room for negotiation

Empty houses never look good either, put some furniture back in.

I baked when ever I was expecting viewers.

I baked alot , but I sold it simply by ignoring the 'realistic price' I was told it would make, I only knocked £3000 off the price and made it a round figure. Not ending in .99! and I was brutally honest about what wasn't so great about it.

I sold it in under 3 weeks after I stopped listening to the agents. The day the contracts were exchanged was the saddest day but also one of the biggest changes for the better in my life

Defiantly get bare essential furniture in, sofa, beds etc, can get them really cheap from local charity shops, buyers need things in to gauge the size of rooms as an empty room gives no concept of how their furniture will fit.

Best of look with the sale
