Any experts on tenancy agreements here?

I've just been given a tenancy agreement to sign for a new place, but unlike the advert or the emails I've been sent, it doesn't say the rent is inclusive of bills.
Would the emails alone be enough for it to be legally binding or is it just what it says in the tenancy agreement?  |

Don't sign it, send it back and include copies of emails and adverts that promise bills included and query.
Don't sign until you're happy and convinced everything that has been promised is included. |

So they're basically trying to scam me?
Can I hold them liable for the holding deposit and the fact I now have 20 days to find a new property? |

"it should specify in the agreement , however i thought an e mail was similar to a legally binding contract
you could sign it stating by your signature "subject to all bills being inclusive""
They said they won't and can't change the tenancy agreement. So if I made any changes they would most likely reject it. |

Agency, and they already told me they won't amend the contract. |

If the agency sent you the emails stating that everything was included then show them the evidence and get them to change it. Or ask for their ombudsman details to take it further.
To have all bills included though would be unusual?????? |

It's a studio flat. All bills included except council tax and TV licence. |
