What does a renting reference say?

I'm asking for a friend. Because her old landlords never gave her one and now she's trying to rent and everyone wants a reference so she's going to fake one. But what does one say in a reference? Give me your finest examples for my friend. |

You should be able to find a template online
But it's very basic info
Was rent on time, was the place kept clean and tidy, what state it was left when they moved out, that kind of things |

No reply from any of them! And she was an amazing tenant too, never any late payments etc.
I'll make sure to mention she will give the landlord a top quality sloshjob if any payment issues arise. |

Always worth asking if your friends work/line manager will vouch she has gainful employment and steady work, etc. Was accepted as a reference by my last letting agency in place of a previous landlord ref. Worth an ask |

If the new landlords check the reference which many do......?A friend of mine is a landlord,he checks everything.Experienced landlords will spot a template. |

Just give her old landlords number, let her new landlord ring them , that's what they basically want , other peoples references.l wouldnt put down anything else , just their contact numbers . |

We do. Fake reference could well cause more problems WHEN discovered.
A letter of good character and financial standing is valid too if she is unable to get a tenancy reference. |

Honestly find this BS anyway. If you had some personal issues with your previous landlord, for example they were being a total ass, they can totally badmouth you. And then you hve issues getting a place to live. That is very severe BS going on. |

I’ve just applied for a different place today and new landlord just wants contact details for current landlord. I suspect if they don’t make contact, new landlord will ask me for a character reference from a friend or associate “of good standing” or will ask for details of a landlord before this one. |

But what if they can't get through anyway due to number change etc? I don't know how they would know it was fake. It's not fair to not be given a reference after being a perfect tenant and requests ignored. My friend feels like she has no other choice because a rental reference is the first thing everyone always asks. |
