Glad that someone else had nice news with their house sale. Well pleased for them. Good luck with everything AND the naked housewarming party!!
Now to mine.
Sold our place to cash buyer a couple of weeks ago. Cue frantic search for somewhere for us. Found a place, put offer in and was accepted last week.Informed our buyer via the agent. Went to have another look around on Saturday, took a builder with us as we want to put an extension on and do other bits and pieces. He took measurements, took pics on his i-pad so he could send to his architect mate to get plans drawn. Agent with us said the vendor had said we could have what we wanted from the stuff in the place - his Mum had died in a care home after a long illness and he was selling as he didn't want the place, he has his own. We said what we would like to keep, a fridge, the kitchen appliances and that was all. We were happy, builder happy, agent happy.
Then, this morning my missus got a call from the agent. The vendor had pulled out of the deal!!! Apparently someone from down the street where the house is had seen the Sold board outside the place and phoned the agent to say they had put a cash offer in. Agent told him it was sold STC and was cash sale also. The person said it was cash by bank transfer today and would be the same as we were buying for. Plus he knew the vendor personally and had contacted him with the offer, vendor had gone with him. What a low down mean arsehole trick to pull by both the vendor and this bloke. Arseholes the pair of them.
So at the moment missus and I are vvv angry, now we've got to break the news to our 11yr old daughter who was so much looking forward to the move, as the place is a bit nearer her new school, and to some of her friends.

Sorry to hear that, must be nothing worse and something needs to be done in the uk about people pulling out of a deal when it has been agreed.
Here in Guernsey, once they accept the offer an agreement is signed, if they pull out once agreement is signed they have to pay the other person 10% of the property value.
Now baring in mind the average house price over here for a 3 bed house is £430K then very few people pull out.
Once you have signed its like go on pull out we get loads of money 
Seriously though its a right bitch what has happened to you.

I think that i England we should have the same as the Jocks - once a sale is agreed then it's binding. I think that's correct - any Scots on here that know for sure? |

Yes. Should a 'buyer' back out they're liable for any loss suffered by the vendor in remarketing and subsequent sale.
That said, getting the money out of them is often easier said than done. |

That's the vendor covered then. Nothing about the buyer presumably.
Oh well, as Minxie says, maybe it wasn't to be and something better will come along. Our daughter cried when we told her, and we said the same thing to her. Let's hope that's what comes to be eh. Positive thinking called for here I reckon.

Both parties are bound by offer and acceptance. That's why it's almost always done via solicitors so there's less chance of he said/ she said. |

not from up there but was going to post that i think the scottish have a better system that stops all that nonsense |
