Anyone has any trouble with landlords after renting a property.
Prtb private renting tenancy board. Anyone heard if that.
Currently leaving my rental property and after 8 years
Landlord has not painted it
No tenancy agreement in years.
And has only registered me to the Prtb when I told him I was leaving .
Any one has hassle with a landlord |

Ive dealt with many landlords n ladies. They are usually only interested in getting their rent money and not so quick with repairs and that.
There is exceptions to the above, few and far between. |

This is it .....
Never had hassle with me..The house needs decorating but that not my problem. I've done all I could be expected to do ..
And I would hope after the years I leased off him he'd do the decent thing and return the deposit
Only time will tell I guess. |

Take pics of the place before ya leave, give it a good clean or hire someone to do it, and if ya have any hassle get onto the prtb, my landlords a lazy arse aswell, waiting for a service on the gas and a fence panel in the garden to be fixed... |

When taking pics use a time stamp on your camera or have a newspaper with that days date on it in every photo |

Definitely take a round of pics before leaving. Maybe you could ask them to drop into you before you leave & inspect the place so if there's anything they take issue with you have time to sort.

Just calm down, you advance a problem that might never arise. Hopefully he'll pay back your deposit and all's fine.
The prtb is a joke btw, a typical quango set up to suck more money out of people. |

My tenant drops the rent to me! It was his suggestion. But then, I always ask if everything is ok in the house. Anything he needs to replace, I ask for a receipt and refund him. He likes to do a little painting. I tell him to pick the colours....
His partner and 2 kids seem to be so happy with accommodation.
That's the way rental accommodation should be.

The main reason that most landlord use for not returning the deposit is they want prof that all bills are paid up to day. As u are in the place along time he can't say that decorating cost can be taken for ur deposit as most landlord that it as a given that the house will have to be painted every 3 to 5 years. If u get hassle from him feel free to contact me and I will happily do u up a letter on the condition of the property I've had to do this for others where the landLord was acting the dick |

If a bill is left owing and the house is vacant the likes of the esb will diconnect it and it becomes the landlords problem as they won't reconnect it until the bill is cleared. And if it's not reconnected within 60 days the landlord will have to get a sparks in to do recertification on the house |

After 8 years he must know you are a good tenant. Tell him to use the deposit as the last months rent ( assuming deposit not higher ).
He probably won't have a difficulty with that. If he mentions bills , possible damage etc - ask him to call around and show him everything is good.
Better you holding the cash than him.

He can't expect you to pay for redecorating after 8 years. To be honest assuming it's in a decent spot he will be delighted to give you back your deposit because he will rent it freshly painted for more |

Yep the PRTB are a joke, tried to fine me for being a couple of months late registering a tenancy with them, then when the place is handed back wrecked and I held the deposit back they voted, yes voted in favour of the tenant that destroyed the place. It's like standing in front of a jury to prove your telling the truth!!! |
